Miami Beach Tenants Say Renovations Pushing Them Out of Homes

Jerome Frost just moved into his Miami Beach apartment in January after signing a 16-month lease – but it's already time to move out.

He's one of the 421 residents who stay in the north tower at Flamingo Point on Bay Road. The property terminated their leases to conduct major renovations on 366 apartments – and they have only June 30 to leave and find a new place.

"We haven't even begun to look at new places, so that's something we have to start doing now … getting ourselves back together because we just unpacked everything pretty much," Frost said.

Aimco Apartment Homes, which owns the property, says the infrastructure changes are needed. Spokeswoman Jamie Alvarez said there are major systems that need to be replaced to achieve energy efficiencies.

The early termination appears to be legal – tenants sign a termination addendum for redevelopment, something that's been rumored at the apartments for months, but Frost says management never told them when.

"It's incredibly frustrating," he said.

Flamingo Park is offering residents incentives to move out early and relocation services.

"Aimco really understands that moving is so difficult and can be a process at times, we want to make this process as easy as we can," Alvarez said.

The company said the plans for the north tower renovations were actually approved by the city in 2017 and again in 2018.
